Position Summary...

What you'll do...

The Walmart Facility Services team is made up of over 5,000 associates and countless contractors striving to build a world class maintenance program through the development and execution of a data driven asset management strategy. This team is responsible for optimizing the total cost of ownership and uptime for all of Walmart's physical assets and properties including 5000+ stores, clubs, distribution centers, and fulfillment centers. Walmart's Facility Services team is growing its responsibility and footprint to achieve its vision of becoming the world's most reliable and sustainable facility services platform in an effort to better serve Walmart's customers, members, associates, and the communities in which we operate.

This role is responsible for the execution of the asset management and maintenance strategy across 1000+ locations in a defined geographic area. More specifically, this role is responsible for leading 1000+ internal maintenance technicians, maintenance managers, regional maintenance managers, and maintenance directors through the execution of reactive, proactive, condition based monitoring, and predictive maintenance across all physical assets owned, leased, or maintained by Walmart. This includes P&L management, customer relationship management, asset lifecycle management, and people leadership aiming to achieve the goals of the Walmart Facility Services team and Realty department.

You'll sweep us off our feet if:

  • You have a minimum of 10+ years of experience leading a national multi-facility maintenance and facilities project team.

  • You have a proven track record of building successful national multi-facility maintenance programs.

  • You are experienced in leading large/dispersed teams of internal associates (1000+) and maintenance contractors/providers.

  • You have in depth knowledge and proven experience in maintenance contract management and negotiation.

  • You are an experienced change management director moving maintenance programs from reactive to reliability centered.

  • You are data driven, detail oriented, and have the ability to identify opportunities and build business cases through data trend analysis whereby following through with the creation of positive change and measuring outcomes to prove success or failure.

  • You're able to drive the execution of multiple complex projects by identifying customer and operational needs, developing and communicating business plans and priorities, removing barriers and obstacles that impact performance, measuring progress and adjusting performance accordingly, and demonstrating adaptability and continuous improvement.

  • You can lead through influence and are comfortable developing relationships across multiple platforms.

  • You're comfortable in a dynamic, team-based work environment, and are self-motivated to exceed expectations.

Job Description:

Oversees financial sustainability for the department by reviewing and presenting budgets and budget requests for the department; evaluating expenditures, operations, and records maintenance; overseeing budgetary control; authorizing capital expenditures; negotiating with, collaborating with, and educating multiple support groups about business strategies and objectives; and securing resources and management support for operations.

Oversees and monitors the cost of construction by approving change orders; guiding the negotiation of labor rates with contractors; strategizing around the inclusion of change order procedures and instructions in construction contracts; making recommendations for revisions to construction contracts based on clarity, consistency, and best practices; ensuring estimation support in negotiations with general contractors; justifying estimator's evaluation of change orders; making recommendations for claim mitigation or cost avoidance on changes in scope-of-work; and recommending project design and methods to avoid risk of future claims.

Oversees deal negotiations and due diligence from site selection through the construction process by reaching agreements on deal terms; presenting and guiding team at various internal meetings, including closings, re-approvals, and operations meetings; and developing conceptual site plans and layouts.

Drives compliance strategies by developing strategic plans; developing strategies for negotiations with all stakeholders to minimize financial and reputational corporate risks; influencing relationships with federal and state governmental agencies to ensure fluid working conditions; recommending and developing strategy for remedies to identified gaps or opportunities; and maintaining strategic relationships with regulatory officials, industry trade associations, competitors, and other third parties for collaboration on issue resolution.

Provides overall direction by analyzing business objectives and customer needs; developing, communicating, building support for, and implementing business strategies, plans, and practices; analyzing costs and forecasts and incorporating them into business plans; determining and supporting resource requirements; evaluating operational processes; measuring outcomes to ensure desired results; identifying and capitalizing on improvement opportunities; promoting a customer environment; and demonstrating adaptability and sponsoring continuous learning.

Develops and implements strategies to attract and maintain a highly skilled and engaged workforce by diagnosing capability gaps; recruiting, selecting, and developing talent; supporting mentorship, workforce development, and succession planning; and leveraging the capabilities of new and existing talent.

Cultivates an environment where associates respect and adhere to company standards of integrity and ethics by integrating these values into all programs and practices; developing consequences for violations or non-compliance; and supporting the Open Door Policy.

Develops and leverages internal and external partnerships and networks to maximize the achievement of business goals by sponsoring and leading key community outreach and involvement initiatives; engaging key stakeholders in the development, execution, and evaluation of appropriate business plans and initiatives; and supporting associate efforts in these areas.

The annual salary range for this position is $130,000.00-$260,000.00

Additional compensation includes annual or quarterly performance bonuses.
